Almost 10 years ago, Jasmine represented the sellers when they sold this condo to the current owners. The market has shifted significantly since then. Inventory has steadily increased, and currently less than half of available condos in Santa Clara County are going into contract. For buyers, that translates into more selection, more time to evaluate, and greater negotiating power. This transaction reflected that shift.

After days of back-and-forth negotiations, we were able to get into contract at a price below what the sellers originally paid in 2017 and with a contingency.

Like many transactions in a changing market, this one came with its share of challenges. The HOA was slow to turn around required documentation, creating delays outside of our team’s control. Our financing remained solid and on track throughout. However, as the reality of the market set in, emotions understandably ran high for the sellers as they faced a loss relative to their original purchase price.

They made several attempts to cancel during escrow—even on our closing day. Rather than let the deal unravel, our team stayed focused, solution-oriented, and pushing every moving piece forward. Against a compressed timeline, we were able to bring this to a successful close in just 17 days—an exceptionally fast escrow for a condo.

In today’s market, setting the right expectations from the beginning is everything. For sellers, pricing and positioning strategy matter more than ever. For buyers, the increased inventory creates real opportunity—but only when paired with strong negotiation and guidance.

Our buyer was even willing to pay our commission out of pocket to make the deal work, underscoring how motivated they were to get this home under contract.

Read > Lead > Achieve® is Pi Beta Phi’s philanthropic initiative focuses on promoting literacy—encouraging a lifelong love of reading and helping build a more literate, empowered, and productive society. Getting to see that mission come to life in such a tangible way made this past month especially meaningful. 📚

Thanks to the literacy grant received, we were able to donate books to Horace Mann Elementary School—sending students home with books of their own to enjoy.

And to celebrate Women’s History Month, we also hosted our inaugural read-in with the school! We spent time reading stories about strong, ambitious, and persistent girls and women, and the students’ excitement, curiosity, and thoughtful questions made the day so special.

I’m so excited to keep growing this relationship with the school and continue sharing moments like this together.
