What does $70 million buy in Hillsborough?

At Villa de Verano, it bought more than a home. The 12-acre estate includes a grand main residence, a guesthouse, a sports pavilion, gardens, and even an outdoor amphitheater.

Its August sale set a new record for Hillsborough - AND the largest sale this year in Silicon Valley.
What caught my attention beyond the price is the difference between the original $88 million asking price and the final sale. Even at the very top of the market, pricing and finding the right buyer matter.

This is one remarkable sale, rather than a measure of every Silicon Valley neighborhood. However it is a fascinating glimpse at the depth of demand for truly distinctive Peninsula properties.

Every property has a buyer. The challenge—even for a one-of-a-kind estate—is understanding what that buyer values and arriving at a price that brings them to the table.

That is why I always say real estate is local, personal, and strategic. A headline price tells us what happened. The story behind it tells us much more.

A quarterly “burger” lunch with my favorite Professional Fiduciary—and dear friend—Claire Owens.

Our friendship began in 2009, when an estate attorney referred both of us to help with a truly unique property and a delicate family situation. Claire was managing the estate as court appointed Trustee, and I was managing the home preparation and sale of the family’s home.

We worked closely together, became fast friends…and discovered that we both love a really good burger.

Over the years, whenever we’ve worked on a property together, we’ve made it our mission to find the best burger nearby. What began as a fun tradition during working with mutual client’s has now become a quarterly lunch—whether or not there’s a property involved!

Strong professional relationships are important, but it’s especially meaningful when they grow into lasting friendships.

How is the Silicon Valley real estate market?

The better question might be: Which part of Silicon Valley? 🏡

Our market is made up of individual micro markets, where inventory, school boundaries, lot size, walkability, location, price point and even a particular street can influence buyer demand and home values.

That means two homes only a few miles apart can have very different experiences on the market.

For sellers, successful pricing and positioning starts with understanding what is happening around your specific home right now.

For buyers, knowing these differences can help uncover opportunities and identify where stronger competition may require a different strategy.

Three popular Mountain View neighborhoods. Three very different markets.

From May through mid-August, each neighborhood tells its own story:

Waverly Park recorded the most sales, with 28 homes changing hands.

Mountain View with Los Altos schools achieved the highest average and median sale prices—both exceeding $4 million.

Cuesta Park commanded the highest average price per square foot at $2,015.

The takeaway? There is no single “Mountain View market.” Buyer demand, school boundaries, lot size, home condition and even the specific street can create meaningful differences in value.

That’s why an effective pricing strategy requires more than a citywide average. It begins with understanding exactly where your home fits—and what today’s buyers will value most.

Two counties. Two very different market stories.

The August numbers show that San Mateo County is experiencing stronger price appreciation, particularly for single-family homes. In Santa Clara County, the market is more mixed—especially for condos.

But prices are only part of the story.

Closed sales increased in both counties, while pending sales declined. That suggests buyers haven’t disappeared—they have become more selective and are taking greater care before making an offer.

At the same time, single-family inventory remains below last year’s levels, yet homes are taking longer to sell.

What does this mean for sellers?

Low inventory alone does not guarantee a quick or exceptional sale. Today’s buyers are responding to homes where the preparation, presentation and pricing all align from the moment the property comes to market.

In this market, strategy matters more than ever.

One design trend I’m loving right now: built-in breakfast nooks.

After years of oversized kitchen islands and open-concept everything, homeowners are creating smaller, more intimate spaces within the kitchen — places that feel warm, comfortable, and meant to be used.

Built-in banquettes tucked into a corner or beneath a window add architectural interest while making wonderful use of space. Add a beautiful table, upholstered seating, a few pillows and great lighting, and suddenly you have a spot that feels like the heart of the home.

And it’s not just for breakfast.
