There’s nothing better than client love! 🤍

This one was 18 months in the making and lots of hurdles, road blocks and U-turns to get us here. What we thought would be a profitable sale for seller turned into a lender short sale just weeks from foreclosure and just being grateful to walk away. It was tough in every sense of the word. We cried, pulled ourselves back up, cried again, laughed a little but ultimately… we got to the finish line! I represented both buyer and seller for this one it was truly a God send. He sent our perfect buyers at the perfect time.

Houston now has 40,750 single-family homes for sale — the highest number ever recorded by HAR.

Yes. EVER!!

🏠 40,750 active listings
📈 5.5 months of inventory
⏳ Homes are taking longer to sell
💰 Median price: $340,000 — up just 0.6%
🔥 Meanwhile, $1M+ sales actually jumped 9.4%

So is the Houston housing market crashing?

No. But the seller’s market we got used to is gone.

Buyers have choices again. They can negotiate. They can ask for concessions. And if they don’t like your house or your price? They’ll go buy the one down the street.

The craziest part? People are still buying. Houston’s trailing 12-month sales have essentially returned to 2019 pre-pandemic levels.

The problem isn’t that nobody is buying.

It’s that sellers have WAY more competition.

Buyers: you may have more leverage right now than you’ve had in years.

Sellers: price it wrong or be unwilling to negotiate and this market will humble you quickly.
