1️⃣ Down payments can come from a variety of sources. You can use 401k funds without penalty, a windfall or inheritance, savings, loans, or gifted money for a down payment. ⁠

2️⃣ Down payment requirements are tied to your credit history. If your credit history is less than perfect, you may be required to put more money down. ⁠
⁠
3️⃣ Down payments can be less than 20%. Depending on your situation and your credit history, you can purchase a home with as little as 3% down. Some loans have no down payment requirement. If putting 20% down will deplete your savings, then it's best to put down less. ⁠

Keep in mind the less you put down, the more you're financing and the higher your interest rate will be, so your mortgage will cost more over time. There also may be a mortgage insurance requirement if you put down less than 20%.⁠

Organized homes look larger, appear well 🏡 maintained, and create a sense of calm and comfort for buyers. All of this translates to a better chance at a quick offer and a higher 💲 sales price! ⁠
