Summer is finally here, it's time to do a few home maintenance items to kick off summer right!⁠

✔️Dust those fans off! You'll be kicking your fans into high gear with the summer heat, make sure they are nice and clean!⁠

✔️Create a car emergency kit. You may find yourself in the car doing lots of fun summer activities, and in the event something were to happen, you'd have your car emergency kit ready to go!⁠

✔️Clean out your gutters! Summer storms are not far off, make sure your gutters are clean and ready to go.⁠

✔️Update your first aid kit at home! This is the perfect time to stock up on band-aids, antiseptic spray, and any other first aid items you might need.⁠

✔️Organize your garage and outdoor spaces! If you're like me, you'll be spending plenty of time outdoors this summer. Sprucing up these areas and organizing them will make a world of difference when enjoying your time outside!⁠

✔️Pesty pests...stay away! Summertime can bring all sorts of visitors, some we may not be so fond of! If you haven't sprayed for pests lately, or need to, do it before you start spending lots of time outdoors.⁠

📝Title insurance is a form of insurance that protects lenders and homebuyers from financial loss sustained from defects in a title to a property.

💰It is paid at closing and is one of the standard closing costs. In other words, it insures when the purchase is closed, the buyer is the owner and has access to the home, and there aren't any liens, claims, or restrictions on the buyer's property besides the mortgage.

🏡Generally, if you take out a loan to buy a home, most lenders require this insurance as protection.

UPDATE - The internet is full of inspo for budget-friendly, DIY home updates. Do as much as you can to update your kitchen! Paint the cabinets, upgrade drawer and cabinet pulls, upgrade counters, replace fixtures. This is the #️⃣1️⃣ room where upgrades get the most bang for their buck! ⁠

Consider a coat of light and bright neutral paint throughout the house to freshen things up. Replace carpet, re-caulk in bathrooms, and update lighting fixtures. ⁠

REPAIR - Fix that drippy 🚰 faucet, replace missing window screens, repair anything worn or broken. It will come up in the inspection and you'll have to address it at some point, so getting any repair 🛠️ issues out of the way before listing is best!⁠

RESEARCH - Get an idea of what you want in your next home. 🏡 Research neighborhoods, schools, and amenities. Determine your must-haves for your next home. In today's 🔥 hot market, the more prepared you are about your next move, the better off you'll be. ⁠

HIRE - Interview agents in advance and find the one that best meets your needs. 🚰Any appliance that is not attached or built-in does not have to be sold with your house. Think washer, dryer, and refrigerator. Built-ins, like a dishwasher, microwave, or cooktops and ovens stay. ⁠

➕ If your appliances are in good condition, it may be a good idea to offer any freestanding appliances into the deal. This is a huge plus for first-time home buyers!⁠

🍨So....here's the scoop! I'm always telling everyone what others wish they knew, but here is what I wish I knew before buying my first home!

1. I wish I would have attended the home inspection of my home. I would’ve been more educated on the condition of the home.

2. I wish I would’ve known to ask about taxes and special assessments in my county.

3. I wish I would’ve gotten multiple bids for work that was needed to be done on the home.

4. I wish I would’ve known how much closing costs would be and that it is included in the down payment.

5. I wish I would have pulled permits for the addition on the house. (They didn’t exist!)
