We didn’t do a massive renovation. We focused on the things that would change how buyers experienced the home – prepping, staging and making sure the photos showed the space at its absolute best.

The result? Sold for $23K over asking while other homes sit on the market over 30 days.

Good prep isn’t about making a home look perfect. It’s about making buyers stop scrolling, come see it in person, and feel like they could see themselves living here.

20 showings. A busy open house. Buyers asking questions.
Your first thought might be: “Let’s tell everyone offers are due Monday.” 👀
Sometimes? Absolutely.
But an offer deadline only works when buyers believe they’re competing. Set one too early and you risk forcing interested buyers to make a decision before they’re ready—or announcing demand that isn’t actually there.
I’d rather watch the activity, talk to the agents who came through and create a deadline when we actually have the leverage to back it up.
Busy doesn’t always mean multiple offers.

Sellers are almost always surprised by their actual net — agent commission, transfer tax, prorated property tax, any credits negotiated in inspection. Add it up and the number that hits your account can be meaningfully lower than the sale price you saw in the headlines.

“We should have listed a month ago.”

I’ve heard that sentence more times than I can count.

Not because home values suddenly crashed overnight, but because while they were waiting, they made another mortgage payment, paid another month of utilities, kept up the yard, and watched new listings come on that became their competition.

I’ve also had sellers wait for the “perfect” time, only to realize there never really is one.

The best timing usually comes down to your goals, your finances, and what the market is doing right now—not what you hope it might do six months from now.

Most buyers think it’s all about offering the highest price.

It usually isn’t.

Before you write an offer, here are a few things worth knowing:
✔️ How long has the home been on the market—and why?
✔️ What have similar homes actually sold for recently?
✔️ Are there any known issues with the property?
✔️ And what does the seller really need?

That last one can make all the difference.

Sometimes a flexible closing date, fewer contingencies, or simply making the process easier for the seller is what gets the offer accepted—not the highest price.

Every situation is different, and that’s where having an experienced Realtor matters.

Most agents tell you your house is perfect, agree with your price, and hope it all works out. I’d rather have the hard conversation before we list than the desperate one after 60 days. These five things aren’t fun to hear — but they’re the difference between selling in week one and watching your listing go stale. I’ve had sellers push back on all of them. The ones who listened? They closed and got top dollar for their home 💥
