Insurance may not be the most exciting part of building a home, but it’s an important conversation to have before construction begins.

Ask your builder:

🏠 Do you carry general liability and workers’ compensation insurance?
🔨 Are your subcontractors properly insured?
🛡️ Who is responsible for builder’s risk insurance during construction?
🌊 Do I need flood insurance while the home is under construction?

You should also speak with your insurance agent and lender to determine what coverage you need as the property owner. Requirements can vary depending on the builder, contract, financing and property location—so never assume you’re automatically covered.

No one likes surprises—especially when building a custom home!

One of the best ways to avoid unexpected issues is by understanding what’s in your construction contract. Two clauses you’ll often see are the Escalation Clause and the Force Majeure Clause. While they may sound similar, they serve very different purposes.

📈 Escalation Clause
This clause allows the builder to request a price adjustment if material or labor costs increase significantly, but only under the conditions outlined in the contract. It’s designed to address substantial increases in construction costs—not to give the builder unlimited authority to raise the price.

⛈️ Force Majeure Clause
This clause addresses unforeseen events outside anyone’s control—such as hurricanes, pandemics, or government actions—that may delay construction. Depending on the contract, it may also affect project costs if those events create significant additional expenses.

The difference?

✔️ Escalation Clause → Addresses significant increases in material or labor costs.

✔️ Force Majeure Clause → Addresses delays caused by unforeseen events outside anyone’s control.

Understanding the difference before signing a contract can help you avoid confusion, set realistic expectations, and know exactly what you’re agreeing to.

Is Spray Foam Really Worth It? 🤔

One of the most common questions I get from buyers is, "Is spray foam insulation really worth the extra cost?"

The biggest challenge is that it's an upgrade you can't actually see once your home is finished. Unlike upgraded cabinets or countertops, there's nothing to show off to your guests.

But here's what you will notice:

✅ Lower monthly energy bills
✅ More consistent temperatures throughout your home
✅ A quieter, more comfortable living space

While spray foam does increase the upfront cost of building, it's one of the few upgrades that can actually SAVE YOU MONEY year after year. Over time, those energy savings can help offset the initial investment, making it one of the smartest long-term upgrades you can choose.
