"What can I actually afford in Portland?"

It's a fair question, and the answer really does depend on the neighborhood. Here's a rough picture of what I'm seeing right now:

Under $400K — Outer SE, Lents, Centennial. Solid homes in real neighborhoods with room to make them your own.

$400K–$550K — NE Portland, St. Johns, Montavilla. Charming bungalows, walkable blocks, the Portland feel a lot of people are looking for.

$550K–$700K — Hawthorne, Division, close-in SE. More move-in ready, closer to everything.

$700K+ — West Hills, larger homes, better views, more space.

Every budget has a good Portland story. It's mostly about knowing which neighborhoods fit what you're looking for.

Summer in Portland looks like…

✅ Farmers markets on Saturday mornings where you actually run into your neighbors.

✅ Roses everywhere — peak bloom usually hits in June and it never gets old.

✅ Long evenings that make you want to sit on the porch a little longer.

✅ Food cart pods full of people who all had the same idea.

✅ That feeling of being somewhere that has its own thing going on — and being glad you're part of it.

Here are a few reasons people tell me they're choosing Portland over Seattle:

🏡 More house for the money. While prices have increased here too, buyers can often find more space and more options at a lower price point.

🌳 Neighborhoods with distinct personalities. Alberta, Sellwood, St. Johns, Multnomah Village, Montavilla — each one has its own vibe.

🏔️ Easy access to the outdoors. A day at the coast, a hike in the Gorge, or skiing on Mt. Hood can all be part of a normal weekend.

🍴 An incredible food scene. Food carts, date-night spots, hidden neighborhood favorites — Portland delivers!

🚲 A lifestyle people fall in love with. Walkable neighborhoods, local businesses, parks, farmers markets, and a strong sense of community keep people here long after the move.

No city is perfect. But for a lot of the people I work with, Portland hits a sweet spot between affordability, lifestyle, and access to everything the Pacific Northwest has to offer.

Portland has a lot of hidden gems. 💎

Some are restaurants. Some are neighborhoods. Some are tucked inside old buildings.

And some are 60-foot-tall murals you've walked past a hundred times without really seeing.

This is Capax Infiniti by Faith47 on the side of the Carlyle Building downtown. It's been there for more than a decade, and every time I pass it, I find myself stopping for a second look.

One of the reasons I love living here is that Portland rewards curiosity. If you take the scenic route, look up once in a while, or wander a few blocks off your usual path, you'll find something interesting.

📉 Jobless claims are rising
📈 Inflation hit 2.9% in August (fastest since January)
💵 Median household income reached $83,730 in 2024 (affordability matters!)
🏡 Renters aren’t catching a break—rents are up 2.6% this year, the biggest jump since 2022

💡 Current national averages (via MND):
• 30-Year Fixed: 6.27%
• 15-Year Fixed: 5.70%
• 7/6 ARM: 5.63%
