The end of summer slipped by quickly as we sold our house this month, moved into another, and took a trip to Paris with my parents in between! We are loving a quieter, cozier home with a large level backyard for dogs and play.

Things I have learned in real estate that were reconfirmed in both sides of my own process:

- Professional staging, professional photography, professional cleaning, professional landscaping and professional window washing makes a difference in listing photos and first impressions.
- The first offer is usually the best offer.
- Make it as easy for the seller to say YES by presenting a strong, clean offer.
- Don’t sweat the small stuff. Negotiating over a few thousand dollars in the moment feels significant and emotional, but is not worth losing a house over.
- Spend the money to hire movers!
