I won’t lie and say I don’t get excited when buyers reach out to me, ready to hit the ground running. Too often though, I find buyers are scrolling online imagining themselves in the house before they know what kind of mortgage they can handle. When we go out for home tours, my goal is for you to be fully prepared financially so your offer looks strong and financially sound to a seller by having a pre-approval from your mortgage lender.

In North Carolina, we are a due diligence state. It means the buyers need to do their own inspections to verify any repairs needed in the home. You’re giving the sellers a financial commitment as well to back that up. By having inspections, you will know what might be red flag repairs that the sellers can consider taking care of before you sign at the closing table.

Seller credits are so back baby! Asking for seller paid credits up front can give you so many options as a buyer. You can use those funds to lower your closing costs, reduce your interest rate, and save money off your monthly mortgage payment.

🎉Closing Day Celebration 🏡

I am so happy to celebrate my sweet buyers and their family on closing on their Raleigh home. They left the rainy season of the Pacific West Coast behind and relocated to embrace the four seasons of the East Coast. They found me on social media, the perfect meet cute right, and we instantly clicked. When we started their search, being close to the action of the city but having more of a community feel was important to them. I am super thankful they trusted me to find them the home that best fit them and one they can make so many memories in. I can’t wait to plan all the hang outs and show them around town because they have become like family. Congratulations .grodarm

When these sweet buyers met with me about relocating to North Carolina for their retirement, I was so excited they chose to move here and work with me to find their home.

After our meeting and hearing about their goals, I knew they wanted more than just a house. They wanted a lifestyle filled with evening walks around the neighborhood, green spaces to hang with fellow neighbors, community amenities and local events that would keep them at their home base. I knew Wendell Falls was the perfect neighborhood for them and this house checked all their boxes.

We were able to get them the amenities, the community feel and the house they wanted, all on their terms. I am so happy to welcome them to North Carolina and am super excited to see all the memories they create in Wendell Falls.

Today, I got to spoil 85 of the most amazing teachers and staff members at Lincoln Heights Elementary for Teacher Appreciation Week! When the opportunity to be the snack cart sponsor came up, I gladly signed up.

Having three kids learn and grow at this school, volunteering with the PTA, and listening to all the stories from my hubby, who is also a teacher, I know they deserve so much for all they do for our students and school community.

I will always support our public schools and the teachers who dedicate their lives to teaching our future generations!! Happy Teacher Appreciation Week!
