Most buyers don’t know that closing costs are not part of your down payment. They are actually in addition to it.

These costs can include, HOA dues, prepaid property taxes, attorney fees, lender fees, appraisal for your home, and so much more.

Having a seller paid credit can offset these costs for you, making your cash due at closing more affordable. Recently, I have been able to get my buyer clients more closing costs with some getting a check back at closing!

🥗Team lunch today at a grocery store turned Raleigh gem. What used to be Piggly Wiggly is now NoFo @ The Pig Cafe. This cafe also serves as a gift shop and market. So many local goodies to shop for here and the cafe is Southern cooking at its finest.👏🏾

Highly recommended menu items we tried and loved:

🍅Fried green tomatoes
🍗Buttermilk fried chicken salad
🥐Chicken salad croissant sandwich
🥬NoFo’s spinach burger
✈️Paper Plane
🫐Blueberry French 75

🌊When I say I’m outdoorsy, this is what I mean. ☀️

Me and the fam spent the day at one of the many public pools that Raleigh has to offer. This one was Lake Johnson Pool, tucked away in the trees of Lake Johnson Nature Park, centrally located in Raleigh. We paid $20 for our family of 5 to get a full day pass. They have one large pool, a separate kiddie pool, a sprayground, chairs and umbrellas, and life jackets. You just bring your crew, the sunscreen and the snacks.

I won’t lie and say I don’t get excited when buyers reach out to me, ready to hit the ground running. Too often though, I find buyers are scrolling online imagining themselves in the house before they know what kind of mortgage they can handle. When we go out for home tours, my goal is for you to be fully prepared financially so your offer looks strong and financially sound to a seller by having a pre-approval from your mortgage lender.

In North Carolina, we are a due diligence state. It means the buyers need to do their own inspections to verify any repairs needed in the home. You’re giving the sellers a financial commitment as well to back that up. By having inspections, you will know what might be red flag repairs that the sellers can consider taking care of before you sign at the closing table.

Seller credits are so back baby! Asking for seller paid credits up front can give you so many options as a buyer. You can use those funds to lower your closing costs, reduce your interest rate, and save money off your monthly mortgage payment.
