Some friendships start in the most unexpected places… like Real Estate school. 🏡❤️

From the VERY first day of Real Estate school, when I sat next to Christine, we became “Study Buddies,” & this amazing woman has had a way of keeping me in stitches without even trying. 😂

And somewhere between studying, learning the ins and outs of real estate, navigating transactions, and figuring out this crazy business… a friendship grew.

Because there’s so much more to her than being one of the funniest people I know.

She’s a **genuinely good friend.**
She’s someone I can laugh with, talk to, count on, and be completely myself around.

And she’s also a **wonderful Realtor**—smart, dedicated, caring, and someone I would absolutely trust to take great care of her clients. 🏡

I’m pretty sure we thought we were just signing up for Real Estate school that first day…

We had no idea we were also signing up for a friendship. ❤️

So grateful for the people this business has brought into my life—and especially for the ones who make the journey a whole lot more fun and meaningful.

*From Active to Multiple Offers” to CLOSED!*

This condo is officially SOLD—and I couldn’t be happier for my seller as he closes this chapter and moves forward into what’s next. ❤️

There’s something especially rewarding about helping a seller position their home well, create the right strategy, and then watching it all come together.

But the BEST part of this transaction wasn’t just getting it sold quickly.

It was the **TRUST** built along the way—and the fact that that trust led to a neighbor reaching out to me to help prepare *his* condo for the market next.

That’s the ripple effect of doing your job well.
One home. One client. One relationship at a time.

Clarity is kindness (in life and work). 🌼

I'm learning this in a deeper way lately.

I've spent a lot of my life trying to soften things for other people—to explain, accommodate, give one more chance, avoid disappointing someone, or make sure no one misunderstood me.

But there's something I've come to understand:

**Being clear isn't being unkind.**

You can love someone and still tell the truth.
You can care deeply and still have boundaries.
You can understand someone's perspective and still say, *“This doesn't work for me.”*

And this isn't just true in our personal lives.

It's true in our **work**, too.

Clarity with a client.
Clarity with a colleague.
Clarity about expectations, timelines, responsibilities and communication.
Clarity when something isn't going as planned.

Clear communication doesn't always prevent disappointment or difficult conversations.

But it can prevent **confusion, assumptions and unnecessary frustration.**

I've learned that people don't always need us to tell them what they want to hear.

Sometimes, they need us to be honest enough to tell them what they **need to know**—and kind enough to do it with respect.

Clarity builds trust.

And whether it's in a relationship, a friendship, or a professional relationship, I believe people deserve to know where they stand.

Because clarity isn't about being harsh.

It's about being honest, respectful and intentional.

**Clarity is kindness—to them, and to ourselves.**

And sometimes, choosing clarity is how we stop abandoning ourselves in the effort to keep everyone else comfortable. 🤍

✨Sometimes the people, places & processes we overlook are because they’re familiar & are the very places deserving more discovery.✨

Yesterday’s adventure took me to Duke’s campus for an appointment—and let me just say… finding the right building and figuring out where to park was an adventure all by itself. 😂

But once I got past the confusion, I had to stop and appreciate where I was.

Duke’s campus is absolutely beautiful. The architecture, the old trees, the walkways, the history… it really made me wonder how I’ve lived in the Triangle for so long and never truly explored it.

It’s basically in my backyard, yet I’ve never taken the time to wander, look around, and really notice it.

And it got me thinking…

** Sometimes the people, places & processes we overlook are because they’re familiar & are the very places deserving more discovery.**

I think this is true of people, too.

Sometimes we become so accustomed to the people in our lives that we stop really *seeing* them—their growth, their depth, their gifts, the things they carry quietly, or the ways they may be changing right in front of us.

And I think this applies to our work, too.

How often do we overlook an opportunity, a potential collaboration, a client’s changing needs, a colleague’s strengths—or even a completely different possibility—because we’ve become so accustomed to seeing things the way they’ve always been?

**Familiar doesn’t have to mean ordinary. And what’s been right in front of us for a long time may still have something new to teach us.**

Maybe the invitation is simply to slow down, look again, and pay a little more attention.

To our surroundings.
To our people.
To our work.
And maybe even to ourselves.

Maybe there’s something—or someone—right in your own “backyard” that deserves a fresh look.

I think a Duke campus exploration day needs to happen soon. 💙🌳🏛️

The Best Compliment a Realtor Can Get 🥳💗

Some clients make you work for it. 😂

They ask the hard questions.
They negotiate every dollar.
They know exactly what they will—and absolutely will NOT—pay for. 😉
And they keep you on your toes from start to finish.
(And he declined my request to post our Closing photo on social media) 😌

But underneath that tough exterior, sometimes you discover a genuinely kind heart, a great sense of humor, and someone who ultimately trusts you to do what you said you would do.

I had one of those clients recently.

And then came the moment that meant even more to me than getting his condo under contract quickly…

A neighbor asked him how he managed to get his condo under contract so fast.

His response?

**“You should speak to my Realtor.”**

❤️

That is the kind of compliment I never take for granted.

Because when a client puts their name behind yours and sends someone they know to you, they're giving you something far more valuable than a transaction—they're giving you their **trust**.

And now I'm helping that neighbor figure out which updates and improvements will make the most sense before putting *his* condo on the market.

One conversation led to another, and one client became the connection to another opportunity to serve.

**That’s one of my favorite things about this business.**

Real estate isn't just about houses.

It's about people.
Relationships.
Trust.
Knowing when to listen, when to negotiate, when to advise—and when to simply do what you said you were going to do.

And sometimes, the clients who make you work the hardest are the ones who end up making you smile the biggest. 😊

(With all sugar 🍭and spice 🌶️and hugs 🤗and kisses 😘 I can add to this post—Please sellers, do your part to help your Realtor sell your home 💗)

💗While I STRONGLY believe and work diligently to coach my Clients to Price their Homes in alignment with current Market Value, sometimes, the Market changes unexpectedly, or my clients insist on listing at a much higher price than is justified with Comps, or there are just too many objections with the home (location, terrain, layout/floor-plan, etc) to bring the buyers. Please don’t let PRICE be another objection. When any of these circumstances happen, it’s important to coach your sellers to adjust. Not all sellers will head your advice, and then their home sits and sits and sits on the market, becoming more and more stale to buyers. The LAST thing any Realtor working to sell your home wants is to have your home sit and start looking like a Rotting Banana 🍌. So sellers, please, I implore you, take your Realtor’s advice— if you have showings but no offers, or you have no showings and no offers, or you have showings and offers that aren’t exactly the price you want— please be willing to lower the price and get as much as you can out of your investment… or take your home off the market. It’s a team effort to prep and sell any home.
