Thinking about selling your home yourself to save money? It may not always work out the way you expect.

According to the National Association of REALTORS®, the median sale price for FSBO homes was $360,000, compared with $425,000 for agent-assisted sales — a $65,000 difference.

Of course, every home and every transaction is different, but selling a home involves a lot more than putting up a sign. Pricing, marketing, negotiations, showing strategy, inspections, contracts, and keeping the transaction moving all play a role in the final result.

Thursday Myth vs. Truth 🏡

MYTH: You can tell how a listing is performing just by looking at showings.

TRUTH: Showings are only one piece of the puzzle.

Before a buyer ever schedules a showing, they may have already viewed the listing online, saved it, shared it, compared it to other homes, or gone back to look at it several times. Online activity, inquiries, showing feedback, competing listings, and overall buyer response can all help paint a much clearer picture of how a home is performing.

That’s why I don’t look at just one number when evaluating a listing. I look at the bigger story and use that information to determine whether the current strategy is working or if an adjustment may be beneficial.

Happy World Beard Day to Mike Tefft — proof that great real estate advice and a great beard can, in fact, exist in the same place.

At this point, the beard has seen:
• buyer wins
• seller stress
• inspection surprises
• multiple offer situations
• and at least a few “we’re just looking” clients who absolutely bought a house

We can’t officially confirm it helps negotiate better deals…

…but we’re also not saying it doesn’t. 😄
