I have heard multiple stores recently from buyers who have come to me and told me other stories of agents trying to convince them to buy a house that was CLEARLY not the right fit.

There is a difference in explaining current market conditions and inventory for a budget and trying to get you to buy a house just to close a deal.

I honestly feel like I talk people out of buying houses more than convincing them to buy.

just came out with the Laurel floor plan and it’s checking all of the boxes if you love:
✅ Modern design choices like black windows

If you can use this👇 rule as your filter for picking houses you’ll find a home faster.

The house should be
80%: Of what you want
10%: You can change
10%: You can accept as it is

And Yes, even my clients who build their next homes use this rule (because endless budgets exist for very few of us 😅.)

Your Must-Haves need to be in the 80% - bedroom count, location, acreage, etc.

I like to tell clients to decide what on their Wishlist can fall into that 10% Change - like having a fence, which can be added - and the 10% they can live without - a 2 car instead of a 3 car garage.

This is part of the initial Buyer Q&A Call I have with my clients. It’s important for me to help set expectations with your search and teach you how to filter homes. That way you stay positive about your search and don’t get discouraged.

This post isn’t about ranking, it’s a reminder that there is life beyond our work.

I love the business I’ve built. And when I think solely about my volume last year compared to years prior I can start to feel like I’ve slid backwards. Like my business is under performing.

But then, when I take a step back and look at what I accomplished while being postpartum, sleep deprived, with a newborn and two toddlers - it changes the perspective.

It makes me feel proud to be in the top 7% of Realtors. To have helped 30 people achieve their goals last year.

It makes me grateful for the clients I was able to surround myself with. Who trusted me to help them.

To my fellow moms in real estate - if you look at your numbers and think “wow, I could have been so much better.” Remember everything else you did while running a business. These numbers compare you to people in different life stages. Give yourself grace and applaud your own hard work. ❤️

2026 is going to feel different. I’m grateful for the year I had to snuggle my baby between pulling reports. To watch my girls dance after showings.

This year, I want to help guide more people. I want to tick back up to that top 500, because that means more people got a positive home experience.

I’m proud of my 2025. I’m excited to see what 2026 is.

I will always tell people not to sell, not to buy, and to stay put when that it is the smartest move for their goals.

Everyone’s situation is completely different — which is exactly why a one-sentence answer never tells you what you actually need to know.

Two people can ask the same “How’s the market?” question and get totally different advice… because their timelines, goals, and life plans aren’t the same.

That’s why it’s so important to talk it through with a professional you trust.

Someone who will look at your full picture and help you understand what the best move is — even when the best move is NOT to buy or sell right now.
