Spent some time this week working on my latest Conesus Lake listing and realized something I have not seen many people in this industry talking about yet…As a Rochester native, the topic of “fresh water” has always been kind of a dull subject. I grew up knowing if I wanted to catch a sunset by the lake, dinner by the water, or just head to the beach, it’s only a 15 min drive away.

That’s life here. And honestly, I’ve grown to appreciate it more every year.
Yes, our winters can be dragged out, this past winter was brutal. Lake effect snow, going days without a sunny day, you get it. But you acclimate. You learn to love the four “real” seasons, & you stop taking the summers on the water for granted.

But, Did you know — the Finger Lakes hold ~48 billion gallons of freshwater on Conesus lake alone… The Great Lakes right next to us hold ~21% of all the surface freshwater on Earth. Meanwhile the Colorado River is in its 26th year of drought and Lake Mead has dropped 160 feet since 2000…📉
Those metrics for a Rochester native may not mean much, if anything. But the conversations I’ve been having lately certainly have been taken into account. Out-of-state clients are calling me specifically asking to see properties close to the Finger Lakes. It makes you wonder, Why? That was not happening just a few years ago.

This year I am going to TRY to keep myself accountable and stay consistent with monthly blog posts — what the data actually says, where the Finger Lakes sit inside the "climate haven" thesis, and why I think the current window on a Conesus listing matters more than most buyers realize.

This deal has definitely been the highlight of ‘26 thus far…

My client Rick has been so patient for the past ~6 months, and it has certainly paid off. Not only did we manage to get 6% sellers concessions negotiated into this deal, he also qualified for Home Buyer Dream program 🤯

Rick is coming to the closing table with less than $5k out of pocket. With closing scheduled just a few short weeks away, we couldn’t be anymore excited!

ABT Awards Brunch '26 💪

9+ years in Real Estate- I still remember the day I walked into GRAR to get ready for a 75 hr licensing course.. 😵‍💫 i was hoping to just do a few deals here & there as a side hustle, which subsequently turned into me struggling to keep my license alive while juggling a full time job (We’ve all been there😂) it's wild to see how things have panned out.

On that note, here’s a rare occasion of me with my eyes actually open.. the team cleans up well!
