So many realtors will tell their clients “date the rate, marry the house!” as a cutesy way of expressing that the interest rate can be temporary, but the house you buy is what matters. YES, your rate can be refinanced.. IF rates go down. If they don’t, you can’t!

A good realtor is referring you to a lender who is walking you through what a comfortable mortgage payment looks like for you today, with your current lifestyle and home needs. I am never going to tell a client to push themselves to the brink financially to lock in a house in the hopes that one day we can refinance. If we look at rates historically, it’s completely possible that rates don’t come down again for a long time. Let’s find you something you love that works for you financially now, before they go up, and without stretching yourself thin!!

Rates now are allowing a more balanced market where we have flexibility we did not have when rates were at 3% and everyone wanted a house. Sellers are more likely to offer you concessions to buy down and lower your interest rate when you buy, and negotiations for lower prices are much more possible than they were 5 years ago.

Instead of winging it and crossing our fingers, let’s come up with a plan for our current circumstances that works and feels right💖

😜 Okay hear me out… Anything ethical and legal that’s in the best interest of my client is something I’m going to make time for. EspESSHHHially when it comes to something as important as the appraisal. The seller and list agent have way more knowledge on renovations, updates and local features that add value to the property than the randomly assigned appraiser. The number of times a list agent has told me that they do not attend the appraisal appointment with all of the info they have that can benefit their client because they don’t have time or it’s not their business (???) is wild!!🤯
This morning I drove 45 mins to meet our appraiser, and thank goodness I did! He did not realize there was an addition to the home that counted as livable square footage until I asked him if he measured it and noted the permits.
As your realtor, I pride myself most on keeping your deal running smoothly so you are never stressed and actually ✨eNjOy the process💕
