What’s happening in the Southern Utah real estate market this week? 🏡

Inventory continues to build in Washington County, with 1,370 single-family homes and 509 condos and townhomes currently on the market.

But inventory is only one part of the story.

Last week, 31 single-family homes and 4 condos/townhomes sold, and just 11 of those 35 sales were under $500K.

So where are buyers actually moving? What’s sitting? And what do the latest numbers tell us about the market heading into fall?

Another week of numbers, and the Southern Utah market continues to give us plenty to watch. 🏡

Washington County now has 1,370 single-family homes on the market, with 297 priced under $500K and 249 currently pending.

On the condo and townhome side, inventory has climbed to 509 active properties, with 347 under $500K and 90 pending.

So what actually moved last week?

31 single-family homes sold — only 9 under $500K.
4 condos and townhomes sold — 2 under $500K.

There’s plenty of inventory out there, but inventory alone doesn’t tell the whole story. Where homes are priced, what buyers are actually choosing, and how quickly certain segments are moving are what give us the better picture.

The Washington County market continues to give buyers plenty of options, but the numbers show us where the activity is happening.

There are currently 1,347 single-family homes on the market, with 275 priced under $500,000 and 246 homes pending.

Last week, 31 single-family homes sold, with 14 of those under $500,000.

On the condo and townhome side, there are 473 currently available, 316 under $500,000, and 90 pending. Just 4 sold last week, and all 4 were under $500,000.

We continue to see buyers gravitating toward affordability, but with the amount of inventory currently available, buyers have choices and sellers have competition.
