It takes a team to be successful in real estate. If you don’t know what you’re doing, rely and listen to the experts around you. Surviving Florida hurricane season is the same premise. As far as closings go, take a deep breath! Here is what you actually need to know: 1-First, your closing may not happen on time (Yes, this is okay). 2-Next, we do not know what is going to happen, NOBODY knows what the storm will do including your agent, broker, insurance person, random neighbor who sold once, your second cousin who used to sell real estate, etc. Do yourself a favor, stop reading online and stop listening to people who don’t do this everyday (Yes, this is okay). Yes, you will drive yourself crazy. 3-No, your homeowners insurance agent doesn’t hate you, they just can’t bind a policy when there is a storm near by (Yes, this is okay). Be kind. It’s not their fault. 4-No, your contract is not void. Yes, we can still close in a storm. But, let’s reevaluate the situation after the storm comes though and if necessary, we will put a plan of action in place to make sure any required inspections happen, no damage has occurred, and that all parties are good with proceeding to closing. If there is damage, we will work with all parties to figure it out (Yes, this is okay too). 5-No, your current homeowners insurance policy is not invalidated because you were planning on selling your house. It’s not cancelled yet. 6-For the safety of our team, we will be working remotely, but we are still here and working for you. 7-Don’t panic! Be sure to follow for actual non-dramatic, real time updates on the situation. He’s the expert we consider part of our team for this weather stuff. 8- Remember, you can only control what you’re able to control. Stop driving yourself crazy. You can’t control a storm. You got this! Stay dry, stay safe and always remember Rule #7. 😎
