Lets be honest, sometimes we need a manual, checklist, or guide book, because that is how we are used to operating. Moreover, we are used to working with a team that pushes us to be better at our job. Transitioning out of the military can cause a good deal of anxiety. Finding financial freedom is all about educating yourself and having the proper tools necessary to apply that knowledge successfully. ADPI is the perfect combination of knowledge and community. Your $1M umbrella policy won't save you.

A lot of real estate investors carry a $1 million umbrella policy and call it asset protection. It's not. It's a payout ceiling. If a tenant sues you for $2 million and wins, insurance covers a million and your personal assets are on the hook for the rest. Your primary home, your savings, your other rentals, all of it exposed.

Real asset protection is a legal structure. Land trusts, LLCs, Wyoming holding companies. These create actual separation between you and the property, so a lawsuit against one asset can't reach the rest of your portfolio or your personal wealth.

Insurance covers the claim. Structure protects everything else.

Here's the part most investors don't realize: once a lawsuit is filed, it's too late to restructure. The protection has to be in place before the incident happens.

You have 45 days or the IRS gets a check.

If you sold an investment property this year, that's how long you have to make a decision before you're paying taxes on the entire gain.

Here's how a 1031 exchange actually works. You sell a rental. The clock starts the day you close. You have 45 days to identify your replacement property in writing, and 180 days total to close on it. Miss either deadline and the IRS treats it like a regular sale. Capital gains tax, depreciation recapture, all of it.

But when you nail the timing, you defer every dollar of tax and roll it straight into your next deal. That's how investors go from one door to ten without giving Uncle Sam a cut along the way.

A few things most people get wrong:
The properties have to be like-kind (real estate for real estate, but a duplex can swap for land, or a rental for a commercial building).
You cannot touch the money in between.
You have to use a qualified intermediary from day one.
