Record high median home price. But sales just dipped.

That combo sounds contradictory until you look closer. The National Association of Realtors reported the national median just hit $440,600 — but sales slipped 2.4% last month. What that actually tells us: prices haven’t backed off, but buyers finally have some breathing room. Inventory’s up. Pressure’s down. It’s being called the most balanced market in years, even if it doesn’t feel that way.

Salem’s tracking close to that same national number, right around $440K. We’re not some separate story here, we’re moving with the rest of the country.

So the real question isn’t up or down. It’s timing, and whether yours is right.
