I grew up in Utah and have an extensive local network and many professional experiences relevant to the practice of real estate. I received my Bachelor of Art in Economics and then continued to receive a Master of Science in Economic Theory with a focus on Finance at Utah State University in Logan, Utah. I worked at Zions Bank for 5 years underwriting business loans. I then spent a year helping a

local car dealership manage a subprime book of lending business. During those years I bought and sold 4 properties as personal homes and investments. Realizing how much I enjoyed the process of investing and negotiating real estate contracts I became a license real estate broker in 2017. I love real estate and know the life changing affect it can have on a family when they make a house a home. I also know the financial benefit home ownership can have on the long-term wealth of people in the United States. Utah Real Estate: Prices, Trends, and What You Need to Know

Market dynamics hinge on supply and demand; months supply of inventory is the key indicator.
The 3.5 months supply positions this market near balanced territory—neither strongly favoring sellers nor buyers—which slows transactions compared to previous COVID-era market conditions.

Simultaneous rise in listings and drop in pending sales signals increasing competition among sellers. More homes are available, but fewer buyers are committing, leading to longer market times and price pressure.

Longer median days on market (55 days) reflect buyer hesitation or greater selection difficulty. This contrasts with the COVID peak periods when homes sold more rapidly due to intense demand.

Sales price growth (+3.6%) coupled with a lower list-to-sale price ratio (96.9%) suggests buyers are negotiating more aggressively. Sellers can no longer expect bids near or above asking price, signaling a cooler market.

A 10.4% increase in inventory provides buyers with more choice but also increases market pressure on sellers. The nearly 1,000 additional listings year-over-year illustrate a market shift from tight supply to greater availability.
