🏡 San Antonio Summer Market Update — What this means 🏡

1. July was slower than June.
Sales fell about 4%, and pending sales dropped almost 6%. That’s a sign that buyer activity cooled somewhat as we moved into July.

But this isn’t necessarily a sign of a major downturn. July still had 3,328 sales, which was 5% higher than July 2025. June was even stronger at 3,479 sales, up 15% year over year.

2. Prices pulled back month-to-month, but price per square foot held steady.
The median price went from $329,730 to $315,000, while the average went from $401,319 to $388,070.

However, price per square foot stayed at $176. That is important because it suggests the monthly price decline isn’t necessarily evidence that San Antonio home values are suddenly falling—it can also reflect the mix of homes that sold during the month.

And compared with a year ago, July’s median price was still up 2% and average price was up 3%.

3. Buyers have more time and negotiating power.
Days on market increased from 77 to 81 days, and sellers received an average of 93.0% of their original list price, down from 93.8% in June.

That’s a very different environment from the ultra-competitive market of a few years ago. Buyers can be more selective, negotiate repairs/concessions and take their time.

4. Inventory remains the big story.
Inventory barely changed: 6.13 months in June vs. 6.11 in July. That’s essentially stable and represents a much more balanced market than we’ve seen in the past.

Active listings actually increased slightly to 17,567, even though new listings fell from 5,057 to 4,767.

5. The $200K–$499K range continues to dominate.
In July, 67.48% of sales were between $200,000 and $499,999, making that by far the largest segment of the San Antonio market.
