If you ever wondered where roof leaks love to hide, here’s your answer: anywhere something sticks through the roof. Chimney flues, plumbing vents, exhaust ducts, and other penetrations are some of the most common trouble spots I find during inspections.
Here’s why these areas leak so often:
🏠 High Movement Areas
Roof decking expands, contracts, and shifts with temperature changes. Anything that penetrates the roof stays rigid—so the seal around it is always under stress.
🪵 Flashing Issues
Improper or deteriorated flashing around a chimney or vent is a top cause of moisture intrusion. Even small gaps can send water straight into the attic or wall cavities.
🌧️ Sealant Doesn’t Last Forever
Builders and handymen often rely on caulking instead of proper flashing. Sealants crack and fail over time, especially in hot Texas sun.
🌬️ Wind-Driven Rain
Chimneys and tall penetrations interrupt roof flow, creating perfect paths for wind-blown rain to enter.
