If you are buying or selling a home that has solar on it, the solar financing agreement will need to be transferred to the buyer, unless the seller or buyer pays the solar balance in full. There is usually a transfer fee and this document must be signed by both buyer and seller. The solar company will also want the preliminary title report and UCC recorded documents. This process can take up to 30 days, so if the property has a solar lien, get these documents ready as early as possible so as not to delay closing. The cost of solar panels affects how much you are paying for the property so keep that in mind. On a property just sold, the cost of the original solar contract was $75,000

Gregg Phillipson, Realtor, from Keller Williams Realty, explains why, now might be best to list your home for sale: "I'm starting to see some declines in pricing...We have seen about 3% decline in just the past 6 months (in El Cajon)...if you are going to be selling the home sooner rather than later would probably be best. This is the slowest summer for sales we have seen in the past 9 years. It sure seems like we are heading towards a much larger slowdown in the coming months.

If your home title is in your trust, you also want to make sure your home insurance has your trust listed as an “additional insured.” This will provide you with protection in case your insurance company tries to find an excuse not to pay you in the event of a disaster.

Make sure to list your trust accurately: how it is written.

Example of what to email your insurance agent:

Since our home title is in our trust, we would like the “additional insured” to also include: ____________ FAMILY REVOCABLE TRUST dated ______

Let me know if you have any questions, need additional information, and how long it will take to update my hazard insurance policy.

If I have any other insurance policies on my home that I didn’t mention here, I would like the trust added to those polices too.
