Before Eastlake had the Greens, the Woods, or the Vistas, it started with just two neighborhoods: Eastlake Hills and Eastlake Shores. 🏡

Seven builders joined the project in 1985, construction began in 1986, and the first residents started moving in during 1987, the same year I moved to Eastlake.

I’ve watched this community grow from those first neighborhoods into what it is today.

Before purchasing, review the HOA’s:

📊 Budget and reserve funds
🛡️ Insurance coverage
📋 Rules and meeting minutes
⚖️ Pending litigation
💰 Current or possible special assessments

A low HOA fee may look attractive, but if the association has not saved enough for future repairs, homeowners could be asked to pay the difference.

Did you know Eastlake almost didn’t happen? 🏡

Between 1979 and 1981, plans were developed for a 3,200-acre master-planned community on the eastern edge of Chula Vista. The proposal faced strong resistance from community leaders concerned about adding thousands of new homes.

Despite the opposition, the vision moved forward and helped create the Eastlake community we know today.

🏡 Think every Eastlake home has Mello-Roos? Think again!

Some of Eastlake’s older neighborhoods, like Eastlake Shores, are already done with Mello-Roos. That can make a difference in your total monthly housing costs.

But always verify the specific property before you buy. HOA fees, Mello-Roos and other costs can vary by neighborhood and property.

🏡 San Diego home prices are holding steady, but the market is sending mixed signals. 👀

The median home sold price stayed at $965,000 for the second week in a row, while active inventory dipped slightly.

📉 Fewer homes went under contract
🏠 Closed sales jumped from 381 to 423
⏱️ Average days on market increased from 29 to 32 days
💲 Median sold price held at $965,000
📈 Mortgage rates edged up from 6.87% to 6.89%

What does this mean for the San Diego housing market? Buyers are still making moves, but homes are taking a little longer to sell, making the right pricing strategy even more important for sellers.

Are San Diego home prices finally dropping? Not quite.

August’s numbers show a market that’s becoming much more price-sensitive and property-specific.

📈 Median sold price: $935,000, up 2.2% YOY
🏠 Inventory: Down 4.9% YOY
⏳ Median days on market: 45 days
📉 Mortgage rates: Around 6.66%

For sellers, fewer homes for sale doesn’t guarantee a quick sale. Pricing, condition, and presentation matter.

For buyers, longer market times may mean more time to make decisions and opportunities to negotiate, especially on homes that have been sitting.

The San Diego market isn’t crashing, and it isn’t booming. Strategy matters.

😂 Zillow has never walked through the front door, seen the upgrades, checked the condition, or experienced the neighborhood… but somehow it has an opinion on the value. 🏡😂

Online estimates can be a helpful starting point, but there’s a lot they simply can’t see. That’s where local market knowledge and actually seeing the home come in.

Sorry, Zillow. 😜

🏡 What are seller disclosures, and why should buyers review them carefully?

A home inspector can evaluate what is visible, but the seller may know about issues that cannot be seen during an inspection.

California seller disclosures may include past leaks, repairs, insurance claims, alterations, neighborhood concerns, and other known property conditions.

A disclosed issue doesn’t automatically mean the buyer should walk away. It gives the buyer valuable information to ask better questions and investigate further before moving forward.

Because this is a La Mesa condo, the next step will be reviewing the HOA documents. 🔍

🏡 Buying a California home “as-is” does NOT mean skipping the inspection.

“As-is” language is already included in the standard California Purchase Agreement. Buyers can still inspect the property, review seller disclosures, investigate concerns, and request repairs or a credit.

The seller is not required to agree, but the inspection helps the buyer make an informed decision before moving forward. 🔍
