Our clients came up from San Francisco, where they recently sold their condo in the Castro. Now that they’re retired, they wanted to be closer to their kids and their families, all of whom live in the Sacramento area. They honed in on this ranch-style home in the desirable Pocket neighborhood in the southwest corner of the city. They were taken in by the open floor plan with vaulted ceilings in the living room/dining room, gorgeous fireplace, and open kitchen perfect for entertaining. Most importantly, since they have grandchildren, the spacious back yard has a pool, as well as a spa where the adults can unwind.

Now that they’re retired, our clients wanted to be closer to their kids and their families, all of whom live in the Sacramento area.

For these clients, the third time really was the charm. After missing out twice on coveted homes in ever-popular Noe Valley, our buyers broadened their search to nearby neighborhoods. Bernal Heights had always been on their radar, though many homes there are smaller and often sit on narrow streets with challenging parking. With limited inventory, it became a waiting game. So when this 1988 gem on the sought-after northwest slope hit the market, they were ready to act quickly—and decisively. We love helping our friends and clients, and we love them a little extra when they refer us new clients. Not only is it a great vote of confidence, it also instills an automatic sense of mutual trust between us. So when Brian and Sadie came to us via our friends, things just clicked.

They were looking for a large enough house for modern living: good entertaining rooms, space for a home office and gym, and comfortable guest accommodations. Since this is their first time living in our city, the house had to really scream San Francisco. Luckily, the search didn’t take long and they landed a beautiful spot on the western slope of Bernal Heights with views over the Mission District. Although technically a two-unit building, the upper level lives like a single family while the lower unit is perfect for long-term guests. We know they will have a fantastic time in their new neighborhood and city.

Bay Area to the strongest. Demand is far outpacing the supply of homes for sale, and we expect the city’s median house sales price will reach a new high in 2026. The luxury home market is particularly competitive, and in our most expensive districts median house and condo prices already hit new peaks in 2025.

The San Francisco real estate market continues to rapidly accelerate due to the AI startup boom: October's sales hit the highest count since May 2022, while luxury home sales were the best in 4 years. The number of price reductions plummeted 46% on a year-over-year basis, while the pending ratio – a standard measure of market heat – hit its highest monthly reading since the peak of the pandemic boom. 80% of house sales and 44% of condo sales sold for over list price. Virtually all the market indicators point to a dramatic increase in buyer demand competing for a declining number of listings.
