THINKING ABOUT SELLING?

Sellers ask me all the time what they should do before listing their home for sale. I always suggest to skip renovating the kitchen and bathrooms (a seller will never fully recoup the investments) or knocking down walls to create an open floor plan. Instead, I suggest these three things:

Do a deep clean, add fresh paint, make small repairs and create curb appeal. Buyers make up their minds emotionally before they do so financially. The first impression is therefore critical. Cared-for homes command more money.

Do staging. Staging helps buyers visualize themselves in the space. Home staging yields an excellent return on investment, making it an extremely effective strategy to sell a home faster and at a higher price.

Price it right. Price the home to create competition; overpricing rarely works. A well-priced, clean home that is thoughtfully staged and with curb appeal will always achieve its real value through competition.

The end of Q1 2026 saw a decrease in inventory of 33% with respect Q1 2025. With such tight inventory, it has been a challenge for buyers to get into contract above all with single family homes.

Last November my clients and I became aware that a house was in the process to be fully renovated in the sought-after Midtown Terrace neighborhood. Literally, every 10 days I called the listing agent to check the progress of the remodeling project. Persistence paid off. In February my clients were the very first to preview the house pre-listing.
