Early runs through my hometown always remind me.

It’s a privilege just to move. To feel sore after. To have a body that still shows up even when it’s tired.

Some miles humble you, just like some days in real estate. Deals fall apart. Timing shifts. People change their minds. And still, you show up again for the next call, the next showing, the next client who’s counting on you.

Do it tired. Do it unsure. Do it anyways.

Because running and real estate both teach the same thing. Progress doesn’t come from perfect days. It comes from consistency, especially on the days you’d rather stop.

Here’s what the numbers are really saying (March 2026):

• Median price: $1.96M
• Homes sold: 36 (more than doubled from Feb 👀)
• Days on market: 8 days (homes are moving FAST)
• Avg sold over asking: 106%
• New listings: 51 (more options hitting the market)

What this means if you’re a BUYER:

You finally have more inventory to choose from—but don’t get too comfortable. Homes are still selling quickly and often above asking. The good homes? They’re competitive.

👉 Strategy matters more than ever: knowing when to move fast vs. when to negotiate.

What this means if you’re a SELLER:

This is your window.

Homes are still:
✔ Selling quickly
✔ Getting multiple offers
✔ Closing above list price

But buyers are a bit more selective than before. Pricing right and presenting well = still key.

Not every home is flying off the market over asking anymore.

Right now, only about 1 in 4 homes are selling above list price. Compared to nearly half back in 2021.

What does that mean for you as a buyer?
A little less chaos. A little more room to think. And yes… a better chance to negotiate.

Of course, every neighborhood is different. But overall, we’re seeing a shift. Sellers are a bit more flexible, and the market is starting to feel more balanced again.

I didn’t expect a simple invite from a friend to stay with me the way this one did.

I went to a WILL Women in Leadership event at San Jose State University thinking it would just be a chance to connect and learn a little. I ended up leaving with a lot more.

One of the best parts was meeting and talking with college students. I also shared a bit about my own career path, how it’s never been perfectly planned, just a lot of learning as I go. As a mom and someone who works closely with clients every day, that honesty felt important to pass on. Most of us really are just building the path while we walk it.

I also had the chance to hear Madison Huang from Nvidia speak, and what stood out most was her story and how real she was. From pastry chef to working at one of the most innovative companies in Silicon Valley, she shared what she’s learned along the way. A good reminder that careers are rarely straight lines.

Her perspective on AI also stayed with me. It can feel overwhelming with how fast things are changing, but she made it feel more human. It’s not about replacing people, it’s about helping us work smarter. And it also made me think about the gap between generations, some bring experience, others bring new tools, and together we’re stronger.

What I kept coming back to was something simple.

Value the group project.
Not just in school, but in real life.

At work, at home, and in real estate with my clients, nothing meaningful is ever built alone. It’s always collaboration, asking better questions, staying open, and figuring things out together.

And as a mom, that hits even deeper. Teaching our kids to stay curious, adapt, not be afraid of change, and find something that actually feels meaningful to them. Not just what looks good, but what feels right. And to explore the world if they can.

Winter isn’t slowing the Bay Area down.

While most people assume real estate hibernates at year-end, buyer activity quietly picked up heading into 2026.

That matters because December is normally one of the calmest months but this time, 5.1% more homes sold in December than November. Instead, more buyers stepped back in and homes actually moved.

Translation? Momentum is building earlier than expected.

If you’ve been thinking about selling, waiting for “spring” might mean more competition and less leverage.
