Hidden gem in Milpitas.

We checked out Dragon Mountain with the kids yesterday to squeeze in one last adventure before summer ends. Those 500 stairs definitely made us work for the view. 😅

It was HOT, but if you’re looking for a short hike with a big payoff, this one belongs on your list. Just bring lots of water and if you can, go closer to sunset for cooler temps and even better views. ☀️💦

It’s not your typical grab-and-go coffee shop. People come here for thoughtfully crafted drinks, high-quality beans, and unique flavors you won’t find everywhere else.

A few things to know before you go:
☕ Expect a line on weekend mornings.
💰 It’s a little pricier than your average coffee shop, but you’re paying for a specialty coffee experience.
✨ If you love craft coffee and trying something different, it’s absolutely worth checking out.

My recommendations:
• Orange Cardamom Latte 🍊
• A pour-over if you enjoy black coffee
• One of their savory pastries or the sesame banana toast (if it’s available)

This isn’t happening because every home is skyrocketing in value.

It’s happening because the best homes are meeting the strongest buyer demand we’ve seen in years.

👉 AI-driven wealth, limited inventory, and smart pricing strategies are creating intense competition for homes buyers want.

If you’re buying this year:
Don’t focus on the list price. Focus on the home’s true market value and have a strategy before you write an offer.

If you’re selling:
This doesn’t mean you can name any price. It means that if your home is well-prepared, priced strategically, and marketed correctly, you can create competition that works in your favor.

The market isn’t hot everywhere. It’s selective.

This program places American students with carefully selected host families in the Okayama region of Japan, offering a true immersive experience; living in a Japanese home, practicing the language daily, and learning firsthand about the culture, history, and traditions.

Why it matters:
Cultural exchange builds communication skills, empathy, and perspective in a way no classroom can. Students return home more confident, more open-minded, and better prepared to understand and connect with the world around them.

Early runs through my hometown always remind me.

It’s a privilege just to move. To feel sore after. To have a body that still shows up even when it’s tired.

Some miles humble you, just like some days in real estate. Deals fall apart. Timing shifts. People change their minds. And still, you show up again for the next call, the next showing, the next client who’s counting on you.

Do it tired. Do it unsure. Do it anyways.

Because running and real estate both teach the same thing. Progress doesn’t come from perfect days. It comes from consistency, especially on the days you’d rather stop.

Grateful I get to do both. Run through this community and serve it.

Here’s what the numbers are really saying (March 2026):

• Median price: $1.96M
• Homes sold: 36 (more than doubled from Feb 👀)
• Days on market: 8 days (homes are moving FAST)
• Avg sold over asking: 106%
• New listings: 51 (more options hitting the market)

What this means if you’re a BUYER:

You finally have more inventory to choose from—but don’t get too comfortable. Homes are still selling quickly and often above asking. The good homes? They’re competitive.

👉 Strategy matters more than ever: knowing when to move fast vs. when to negotiate.

What this means if you’re a SELLER:

This is your window.

Homes are still:
✔ Selling quickly
✔ Getting multiple offers
✔ Closing above list price

But buyers are a bit more selective than before. Pricing right and presenting well = still key.

The bottom line:

The market isn’t as wild as peak frenzy… but it’s far from slow.

It’s that sweet spot:
