Look at the new price against comparable sales, current competing homes, condition, and location. Then find out why the property hasn’t sold.

A reduction can create an opportunity, but the complete property still has to support the value.

A price reduction catches attention, but it doesn’t automatically mean something is wrong with the home or that the entire market is declining.

Sometimes the original price simply didn’t align with where buyers saw value. Other times competition changed, feedback came in, or the seller’s timeline shifted.

For buyers, a reduction may create an opportunity.

For sellers, it’s a reminder that the goal isn’t to start as high as possible. It’s to position the home where today’s buyers recognize value.

A home has been on the market for 20 days. Something must be wrong with it… right?

Not necessarily.

Maybe it started too high. Maybe the photos didn’t do it justice. Maybe showing access was difficult. Maybe it went under contract and came back.

Days on market is useful information, but it needs context.

Does the housing market really change after Labor Day?

Sometimes, but not because a switch suddenly flips.

Fall can bring a different mix of inventory, buyer urgency, days on market, and seller motivation. Buyers may have a little more breathing room, while sellers may need to be even more thoughtful about pricing and presentation.

The important part? There isn’t one Silicon Valley market. A home’s neighborhood, condition, price point, and competition matter far more than the season alone.

One of the things that initially made me hesitant to talk publicly about my move to Real was that I did not want to be perceived as a recruiter.

I never wanted other agents to see my name on their phone or receive an invitation to meet and assume that I was simply trying to convince them to change brokerages.

That is not the kind of relationship I want to build.

It is also one of the reasons I made the transition quietly and waited before sharing more about it.
What I have learned, however, is that this experience has been much less about recruiting and much more about collaboration.

The agents who have joined me, the professionals already in my network, and the agents I have met through Real are sharing information, supporting one another, and building a genuine sense of community.

We are helping one another locally while also benefiting from relationships and knowledge on a much broader scale.

That realization created a mindset shift for me. Sharing my experience does not have to be a sales pitch. It can simply be an opportunity to connect, collaborate, and help other agents.

This is Part 6 of the story.
