San Mateo County Real Estate Insights – August 2026

Rising Median Sale Price: The median sale price has jumped to $1,650,000, up $75,000 from last month.

Wildfire recovery can stall long after the flames die.

In Pacific Palisades, I’ve watched insurance delays add months—sometimes years—to rebuild timelines.

Adjusters originally offered quick wipe downs worth $150k, but smoke inside high-value homes tested at $2.4M in real repairs.

Twenty months after the January 2025 blaze, only 39 properties have their certificate of occupancy and thousands are still vacant.

The lesson for us in Santa Clara County, Alameda County, and San Mateo County?

Don’t wait for a disaster to learn what your policy really covers.
