The eastern end of 30A is its own world.
Inlet Beach Regional Access is the largest regional beach access in South Walton — 117 parking spaces, three dune walkovers, ADA boardwalks, seasonal lifeguards, and 13 acres of that sugar-white sand. Just offshore is Grouper Reef, one of four artificial snorkel reefs along 30A, reachable by kayak or paddleboard. A half-mile walk east takes you into Camp Helen State Park and along the shores of Lake Powell — the largest coastal dune lake in Florida.

The Santa Rosa Beach market is holding steady, with the median list price now at $1,482,000 and inventory around 706 homes.

The Market Action Index increased slightly to 27, but buyers still have a slight advantage. One number that stands out: 42% of listings have had a price decrease, which shows how important pricing strategy is right now.
