But here’s something buyers often overlook: a lower interest rate doesn’t automatically mean a better buying opportunity.

If rates drop, more buyers may come back into the market. And more buyers can mean more competition, multiple offers, higher prices, and less room to negotiate.

Right now, a slower market may give you something just as valuable as a lower rate: negotiating power.

Depending on the property and seller, we may be able to negotiate a seller credit, rate buydown, closing costs, repairs—or the purchase price itself.

The question isn’t simply ā€œWhat’s today’s rate?ā€

It’s ā€œWhat does the entire deal look like?ā€
