🧮 The sales price is not the number you take home

A seller can receive an exciting offer and still be surprised by the final amount that reaches their bank account.

Your actual proceeds can be affected by your loan payoff, real estate fees, excise tax, escrow and title costs, negotiated buyer credits, repairs, moving expenses, and other transaction costs that apply to your sale.

This is why I like to review estimated net proceeds before we choose a pricing strategy and again when an offer comes in.

The headline number is the sales price.

The number that matters to your next move is your estimated net.

🔥 Two fall home safety checks that are easy to forget

First, check the manufacture date on your smoke alarms.

The U.S. Fire Administration says smoke alarms should be replaced 10 years from the manufacture date, even if they still appear to work. The date is usually printed on the back or inside the alarm.

Second, think beyond the lint trap on your dryer.

The vent that carries hot air from the back of the dryer all the way to the outside of the home needs attention too. The U.S. Fire Administration reports that failure to clean was the leading factor contributing to ignition in home clothes dryer fires from 2018 through 2020.

Fall is a great time to check both.

A few minutes of home maintenance can protect far more than your house.

🏡 Staging does not always mean bringing in new furniture

If you are living in your home while it is on the market, staging can be much simpler than people expect.

Often the biggest improvement comes from removing visual distractions so buyers can actually see the home. A crowded countertop, oversized furniture, too many rugs, heavy window coverings, packed shelves, and personal collections can make a room feel smaller and busier than it really is.

The goal is not to make your home look like nobody lives there. The goal is to help buyers notice the light, the windows, the flooring, the layout, and the space.

Sometimes the best staging decision is not adding something. It is deciding what can temporarily leave.

🌧️ The question PNW buyers should ask in the backyard

Where does the water go?

In the Pacific Northwest, I want buyers to pay attention to the slope of the yard, gutters, downspouts, drainage systems, and low areas near the foundation.

Water should be managed intentionally.

A beautiful yard can still deserve a closer look if the grading appears to direct water toward the home or if drainage seems limited.

That does not automatically mean there is a problem. It means it is worth noticing, asking about, and having the appropriate professionals evaluate when needed.

The kitchen may get your attention first.

Drainage can affect your wallet later.

💰 Your home is not priced in a vacuum

Sellers often focus on what nearby homes sold for, and those comparable sales are important. There is another question that matters just as much.

What else can a buyer purchase today for the same amount of money?

Buyers compare your home with the other homes currently available. One may have a remodeled kitchen. Another may have a larger yard. Another may offer a better location, newer systems, or a more functional floor plan.

That means pricing is not only about yesterday’s sales. It is also about today’s competition.

A strong pricing strategy looks at the comparable sales, your condition, your location, your presentation, and the choices buyers have right now.

What to gather before your home goes on the market

Before buyers begin asking questions, create a simple home information file.

Gather receipts and warranties for major improvements, dates of larger repairs, appliance information, service records, permits you have available, HOA documents when applicable, and anything else that helps explain the history of the home.

When a buyer asks when the roof was replaced, who installed the furnace, whether the remodel was permitted, or whether an appliance is still under warranty, being able to answer quickly can build confidence and keep the transaction moving.

Preparation is part of marketing.
