There’s a new listing option in our market called First Look, and we want to make it easy to understand.

First Look gives sellers up to 21 days to begin marketing a home before it officially moves to Active status. It is still entered into NWMLS and available to the full broker community.

▪️ Universal Broker Access: All 30,000+ NWMLS member brokers can see First Look listings.

▪️ Expanded Marketing: Sellers can begin publicly marketing the property while preparing for the full Active launch.

▪️ Optional Showings: Showings can happen during First Look, or sellers can wait until Active status.

▪️ Seller Marketing Controls: Sellers choose whether the property appears on IDX websites or is marketed in a more tailored way.

▪️ Pre-Launch History: Time spent in First Look and pre-launch price changes stay visible inside NWMLS to brokers and their clients.

For sellers, it adds another way to thoughtfully plan a launch. For buyers, it means your broker may be able to see opportunities before they appear broadly on the public real estate sites you’re searching.

Lacquer is having a design moment, and we can see why. ✨

Designers are using it far beyond the occasional statement table, bringing glossy finishes to cabinetry, seating, staircases, walls, and even ceilings. The beauty is in how differently it can behave: soft and sculptural in a neutral tone, or wonderfully bold in saturated color.

For Pacific Northwest homes, we especially love its ability to catch and reflect light, which can add depth and energy during our grayer months. The finish does ask for careful prep, though, since its shine tends to reveal every imperfection.

Seattle showed up for the arts this week, and I loved seeing it. There were so many beautiful pieces throughout the fair, along with an impressive number of installations that gave this year’s presentation a livelier, more crowded feel. Last year felt a little quieter and more refined to me, almost like walking through a museum where every piece had room to command your attention. This year was busier, but the energy came from a community eager to support artists and experience something new together. That may have been my favorite part.
