Real just bought RE/MAX for $880 million. Here's my honest take. π₯
RE/MAX stock is DOWN 90% from its 2017 peak. Their agent count is shrinking. And Real just took on massive debt to buy a legacy franchise model with deep cultural problems.
Two years ago, I recruited the RE/MAX franchise owner of ALL of India β 260 franchise offices β out of the RE/MAX system and into eXp. He saw the writing on the wall before this deal was even a rumor.
Now Real wants to merge a cloud-based tech brokerage with a crusty old franchise model? The math doesn't work. The culture doesn't work. And if Real lets its own agents recruit RE/MAX agents to the lower cap β they'll gut the very asset they just bought.
I'm not concerned. I'm excited. π
This is the best time to call RE/MAX agents.
