“Leigh, how many showings does it usually take to get a contract?” 🤔

One of my sellers asked me that, and honestly? It varies so much. Price, season, condition, location, interest rates... every listing has its own story. I realized I’d never tracked it, so I’m tracking it now. 📊

First data point: 27 showings in 30 days. 🏡

That number looks great on paper, but here’s what it means when you’re living in the home:
✨ Keeping the house picture-perfect every single day
🐾 Loading up the pets and leaving
🚗 Driving around for an hour, sometimes more than once a day
📱 Waiting by the phone hoping for feedback

It’s exhausting, and my clients handled it with so much grace. 🙌

What a night at Anhalt Hall! 🦁🔥

The Bulverde Lions Club Wild Game Dinner went off without a hitch, and that's thanks to the expert planning of our fearless Lion President, Alexis Gallardo. Every detail was handled, and it showed.

Our club worked hard all night, and the Bulverde Leos (our junior club!) jumped in with so many helping hands. Many hands really do make the work lighter. 💛

But the moment I'll carry with me? Meeting a young man who once received a Lions Club scholarship. He came out to support us because that scholarship meant so much to him that he shows up for the Lions whenever he can.

A true full circle moment. I'm not going to pretend my eyes didn't get a little watery. 🥹

This is why we serve. Thank you to everyone who came out, cooked, served, donated, and cheered us on. Bulverde, you showed up big. 🙌

One strategy I use when negotiating for my buyers is asking the seller for a concession that can be applied toward a rate buydown.

Instead of waiting and hoping mortgage rates come down, we can potentially negotiate for the seller to contribute toward lowering the buyer’s interest rate upfront. This can help make the monthly payment more manageable, and get into a home sooner than later. The key is looking at the whole deal, not just the interest rate.

There isn’t one strategy that works for every buyer, but there may be opportunities right now that are worth exploring.
