St. Louis Monthly Market Update – August, 2026
U.S. existing-home sales edged down 1.7% from the previous month according to the National Association of Realtors (NAR). Regionally, sales increased in the Northeast, held steady in the West, and declined in the Midwest and South. On a year-over-year basis, sales rose in the Midwest and West while remaining flat in the Northeast and South. Nationally, the inventory remained at a 4.6-month supply. Six months is considered a balanced market.
New Listings: Decreased 1.0% for homes but increased 12.1% for condos/townhomes.
Pending Sales: Decreased 6.3% for homes and 2.5% for condos/townhomes.
Inventory: Increased 13.2% for homes and 11.7% for condos/townhomes.
Median Sales Price: Increased 6.6% to $340,000 for homes and 2.1% to $220,000 for condos/townhomes.
Months Supply of Inventory: Increased 13.0% for homes and 15.6% for condos/townhomes.
