St. Lucie County’s single-family home market is showing something important: stability. 📊🏡

From Q2 2025 to Q2 2026, closed sales increased from 1,504 to 1,531 homes, a 1.8% increase. The average sale price also moved from $437,003 to $441,800, up 1.1%.

These aren’t massive jumps, but that’s the point—the numbers aren’t showing a market in freefall. Sales are holding steady, and prices are showing a mild amount of appreciation.

Martin County real estate numbers are telling a very different story than the “market is crashing” headlines. 📊

In Q2 2025, the average time to close a single-family home dropped from 96 days to 88 days — an 8.3% decrease.

Even more notable, inventory fell from 5.9 months to 3.9 months, a 33.9% decrease. That puts Martin County’s single-family market much closer to seller’s market territory.

The numbers don’t lie. Instead of listening to the shock jocks, let’s look at the data. 👀
