📉 Rates are down to 6.29%… and here’s the kicker:

The Fed hasn’t even met yet (next meeting Sept 16–17 at 2 PM). Powell has hinted at a cut, and when rates drop before the meeting, it’s usually a strong sign they’ll go LOWER.

⏳ What does that mean for you?

• Buyers: You still have negotiation power now, but if rates drop further, competition will heat up.

• Sellers: More buyers = stronger offers.

💡 Pre-approval (can take some time depending on you and the right lender) paperwork, house-hunting, and closing can take 30–45 days. If you wait until after the Fed announces, you could miss your window.
