Things your Realtor notices at a showing: FLEX PIPE. 👀
It might not be as exciting as the renovated kitchen or the giant walk-in closet, but what’s happening under the sink matters too.
Flexible accordion-style drain pipes can collect debris in those little ridges, making them more prone to buildup, odors and clogs. And depending on how they’re installed and local plumbing requirements, they can also be a sign that it’s worth having a licensed plumber take a closer look.
Will I crawl under your sink at a showing?
Apparently, yes. 😂
Because when I’m helping a buyer look at a home, I’m not just looking at the pretty stuff. I’m looking for the little details that might turn into bigger expenses later.
I’m not a home inspector or plumber, but I know when it’s time to ask more questions.
Pretty countertops are great. Proper plumbing is better.

I know we live in Florida and it’s still approximately 97 degrees outside, but apparently my taste buds have decided it’s fall. 🎃
Pumpkin spice matcha has officially entered the chat.
Is it slightly confusing? Yes.
Is it delicious? Also yes.
Am I going to pretend there’s a crisp fall breeze while drinking it in Tampa? Absolutely.
Real estate, matcha, and aggressively manifesting sweater weather. That’s the current situation.
So… pumpkin spice matcha: fall masterpiece or seasonal crime? 😂

A showing isn’t just opening the door and saying, “Here’s the kitchen.” 🔍🏡
Earlier this week, I was showing a property to my buyer clients, and you better believe we looked at everything with a fine-tooth comb.
Chipped or poorly cut tiles? I noticed.
Bath fixtures that weren’t properly caulked or secured? Noted.
Signs of possible mold underneath closet shelving? Definitely not getting past me.
Water marks on several of the doors? Noted.
When I’m walking a property with a buyer, I’m looking beyond the pretty countertops and fresh paint. I’m checking the details, asking questions, and pointing out the things that could become my client’s problem after closing.
I’m not a home inspector, but I am another set of eyes looking out for my buyers. And if something looks questionable, we’re going to talk about it.
The little things can tell you a lot about the big things. And the big things can cost you thousands of dollars.

If you're looking for a fun local spot for kids and good coffee for adults in the Wesley Chapel area, Wonder Grounds Play Cafe is worth checking out.

It's the perfect place where kids can play while the adults actually get to enjoy a great cup of coffee. I tried their Birthday Cake Coffee, and I have to say... it was amazing. The best way I can describe it? It's like a Dot Cake... but in coffee form. If you know, you know.

One of my favorite parts of being a Realtor is getting to explore all the amazing local businesses that make Tampa feel like home.

This week I stopped by The Blend Coffee & Cocktails and tried their iced coffee flight. My favorite? The Salted Toffee, but the Vanilla Rose was a close second. If you're someone who loves trying unique coffee flavors, this is definitely worth adding to your weekend list.
