A great question from “Sunday Real Estate Nosiness”. We discussed a bit in the DM but I wanted to share a little here. 🏙️

Here’s where it gets interesting in Charlotte when it comes to investing in Commercial vs Residential Luxury…

A luxury property isn’t automatically a great investment just because it’s expensive.

And a commercial property isn’t automatically a better investment because it produces income.

With luxury residential, I’m looking at where the property sits within Charlotte’s growth story, how scarce the product is, who will want it 5–10 years from now, and what the exit strategy looks like.

With commercial, the analysis is much more income and operationally driven.

So when a client says,
“Is this a good investment?”

My answer is always:

“Good investment for WHAT strategy?”

Different asset. Different math. Different strategy.
