FUN FACTS!

International buyers are flocking to Texas
International buyers purchased 7,780 Texas homes from April 2025 through March 2026, up from roughly 7,500 a year earlier, according to a Texas Realtors report.

Texas ranked third nationally for international home purchases, behind Florida and California, with foreign buyers spending nearly $4 billion on Texas homes.

The median purchase price fell to $375,000 from $420,800 a year earlier but remained above the $333,600 median price for Texas homes overall.

Mexico accounted for 35% of international buyers, followed by India at 14% and China at 9%. Buyers from Nigeria and the United Kingdom each accounted for 5%.

AI: Artificial Intelligence OR Artificial Information?!

As a Broker and Realtor for 20+ years, I am thinking more about how I have lived my life and run my business through word of mouth referrals and relationships, ie: relational real estate vs. transactional real estate. In the past years, we often had to explain the subtle differences and nuances that our clients did not fully understand or know, the inaccuracies of the trailer-park-worthy Zestimate and other similar online do-it-yourself algorithmic-driven valuation tools designed to fuel connection, etc. These days, much of this inaccurate, useless or subtly skewed information overload is coming from A.I. Yes, we are now arguing with 'the machine' in many circumstances.

The internet has always been a mixed blessing: while it provides tons of information, some of that information is not pertinent, and worse, some of it is slightly-to-largely inaccurate. I have caught multiple errors in my use of AI, and I shudder at the ones I did NOT catch. In real estate, the primary driver of inaccuracies is that we humans are the ones consumers trust most to ENTER their homes, and by doing so, we will see things no computer can see. That is the key, pun intended.

While AI will be enormously helpful in replacing lots of WORK, the JOB of professional real estate advisory is now elevated once again, and we have to meet this new, higher level, one that delivers real value to the consumer. It starts with earning and building trust. Then, it also requires real, specific, real-time, boots-on-the-ground knowledge, combined with people-skills to navigate the emotional complexities of all that real estate delivers. Lots of data and information is wonderful: knowing what is accurate, meaningful, pertinent, current, appropriate, etc requires outstanding human skills.

AI is no longer the future—it’s the world we’re living in today. 🤖

A final walkthrough is your last chance to make sure everything is as expected before closing on your new home.

Before signing the final paperwork, take time to:
✔️ Confirm agreed upon repairs have been completed.
✔️ Check that appliances and fixtures included in the contract are still there.
✔️ Test basic systems like lights, faucets, and HVAC.
✔️ Look for any new damage that may have occurred before closing.

A final walkthrough isn’t just another step it’s your opportunity to avoid surprises and move into your new home with confidence.

A few years ago, I set out on one of the hardest and most rewarding adventures of my life—the Camino de Santiago in Spain. With everything I needed on my back, I walked more than 500 miles over 30 days.

What started as a physical challenge became so much more. There were days when my body hurt, days when my mind wanted to quit, and somewhere along the way came a new appreciation for slowing down, being present, and realizing just how capable we are when we keep putting one foot in front of the other.

That experience changed the way I look at health and wellness.

For me, wellness isn’t about chasing perfection. It’s about taking care of the only body we get. Movement truly is medicine. These days you’ll find me riding mountain and road bikes with Craig Powell, getting outside whenever I can. While I’m no longer doing CrossFit, I still keep the weights close by because functional strength matters—especially if I want to keep traveling, hiking, playing with future grandkids, and enjoying all that life has to offer.

And if you know me, you also know I LOVE food! I love shopping for it, cooking it, sharing it, and of course eating it. I’ve learned that the fresher and cleaner the ingredients, the better I feel, and that’s a trade I’ll make every time.

Health isn’t about looking a certain way. It’s about having the energy to chase your dreams, the strength to handle life’s challenges, and the freedom to say “yes” to adventures when they come your way.

Take the walk. Ride the bike. Lift the weights. Cook the meal. Your future self will thank you. ❤️

✨ Thankful Thursday ✨

I’m excited to kick off a new weekly series that’s a little more personal.

Beyond real estate, I want to share the people, places, and experiences that have shaped who I am. Each Thursday, I’ll be taking a moment to reflect on something I’m especially grateful for, and I hope these posts encourage you to do the same.

This week, I’m thankful for family. ❤️

Last weekend, we gathered in Concan, Texas, for our annual family reunion. It was a wonderful reminder that no matter how busy life gets, making time for the people we love is what truly matters. The laughter, conversations, and memories we shared are moments I’ll always treasure.

Family has been my foundation through every season of life, and I’m incredibly grateful for the love, support, and traditions that continue to bring us together year after year.
