🔍 WHAT MOST PEOPLE DON’T KNOW:

01 – The homes on Zillow are not always available
By the time you see it, fall in love with it, and text me about it…it may already have offers. This is why working with a real estate agent is so important.

02 – Your “must-have” list will change after 3 showings
That’s normal. The best buyers are flexible on the surface stuff and firm on the things that actually matter…layout, location, lot.

03 – The offer process is a strategy, not just a number
Price matters. But so does your terms, timeline, contingencies, and how the offer is presented. The highest offer doesn’t always win.

04 – Emotional decisions in a hot market are expensive
If you fall in love with every house you walk into, you’ll either overpay or get your heart broken repeatedly. Learn to evaluate, not just admire.

The sellers who walk away thrilled? They almost always get these 3 decisions right.

The ones who don’t? Usually one of these is where things went sideways.

DECISION #1 – PRICING 💰�This is the single most important decision you’ll make.
Price too high and you sit. Buyers assume something’s wrong. You reduce. You lose leverage.
Price strategically – based on real data, not emotion. You’ll attract serious buyers, create competition, and often sell above asking.

DECISION #2 – PRESENTATION 📸�Buyers form an opinion in the first 8 seconds of a listing.
Homes that are professionally photographed, lightly staged, and clean/decluttered sell faster and for more. Full stop.
This isn’t about spending thousands… it’s about putting your best foot forward.

DECISION #3 – MARKETING REACH 🤓�Your home needs to be in front of the right buyers not just the ones who happen to drive by.
