That's approaching seller's market territory. Nearly half of all active listings are already under contract (44% Hotness Index). Median sale price: $259,000.
π Hottest right now: homes under 1 acre
3.45 months of supply and a 48.7% hotness index. If your home sits on a standard or large residential lot, you're in the driver's seat.

Still strong: 1 to 15 acres
Balanced conditions with active buyers. Good time to sell, reasonable time to buy.
β οΈ Getting softer: 15+ acres
At 15 acres and above, supply climbs back above 10 months and the buyer pool narrows. Larger estate properties (40+ acres) require more time and a targeted marketing approach.
