Bottom line: We’re generally seeing a more balanced market lately—it’s not clearly a buyer’s or seller’s market. But that doesn’t mean the market looks the same everywhere.

Recently, I’ve seen a home in Ocean View have its sales price driven up $40,000 by a bidding war, while other homes in the heart of Virginia Beach have reduced their asking prices after just a week on the market because sellers are motivated to move before the end of summer.

That’s why it’s difficult to make broad generalizations about the real estate market. Conditions can vary dramatically from neighborhood to neighborhood—and can even change from week to week. The local market matters!

Ask around and almost every homebuyer out there wants to know if there’s a way to get a better deal. And just about every seller wants to know if they'll still get top dollar.
