Are you using artificial intelligence as a buyer or seller in a real estate transaction as a crutch, or as a tool?

I have a house for sale right now in Dublin, California, and I had some buyers who were very interested in the property. They pulled the disclosures and threw them into ChatGPT, which came back with a couple of interesting things that ultimately killed the deal.

The problem is that ChatGPT was wrong about a significant detail.

So who do you listen to, and who do you ultimately trust? Should you rely on artificial intelligence and potentially bad information, or your agent(s) to tell you the truth?

A couple of very strange things happened to me that I wanted to share because I’m curious what other people think might be going on.

People contacted me several times, claiming they were from the Census Bureau and wanted information about a property that sold recently, and more specifically, the buyer. It sounded fishy, but I followed up. It turns out they were legitimately working there.

However, the property wasn’t even MY listing. I was just holding an open house for one of our Compass agents a few Sundays ago as a favor.

I have a strong, positive outlook on the real estate market long-term.

However, requests for short sales have noticeably increased recently. This trend is widespread but somehow flying under the radar. Escalating prices, inflation, rising interest rates, and exorbitant gas costs are placing significant strain on people’s ability to pay their bills.

Consequently, when people need to sell their homes quickly and need the equity, they’re looking at a short sale. They’re already happening now – nobody knows about it. Nevertheless, over the next six months, expect these occurrences to gain more attention.

A welcome shift for anyone tracking mortgage rates.

Average 30-year fixed rates are currently holding steady in the mid-6% range. While we’re still a ways off from historic lows, this reprieve from the peak is making a noticeable difference in monthly purchasing power.

We're seeing more buyers finding room in their budget to re-enter the market, which is helping create a healthier, more active environment overall.
