Waiting for the “perfect time” to sell your house? Here’s the problem: nobody rings a bell when that day arrives. 🏡
I hear this from homeowners all the time:
“I think I’ll wait until rates come down.”
“I want to see what prices do.”
“Maybe next spring will be better.”
“I’m just waiting for the market to improve.”
And sometimes waiting absolutely IS the right decision.
But there’s an important difference between waiting because you have a plan and waiting because you’re trying to perfectly predict the real estate market.
Markets change.
Mortgage rates change.
Inventory changes.
Buyer demand changes.
Your competition changes.
And your own life can change too.
That’s why I think sellers should start with a different question:
“What would selling today actually look like for ME?”
What might your home sell for?
Approximately how much equity do you have?
What expenses would be involved?
Where are you going next?
What would your next home cost?
What would that payment look like?
Would selling help you accomplish something important?
Or would waiting six months or a year put you in a better position?
Those are questions we can actually work through.
Because sometimes homeowners discover they’re in a much better position to move than they thought.
Other times, we run the numbers and I may tell them:
“You know what? I think waiting makes sense.”
That’s okay too.
Having a conversation with a Realtor doesn’t mean there’s a FOR SALE sign going in your yard tomorrow.
It means getting enough information to make a smart decision.
