“As Is” doesn’t automatically mean the roof is falling in or the deck is about to collapse. 

Most of the time, it simply means the seller doesn’t plan to make repairs before closing.

And here’s the part buyers sometimes miss — that doesn’t always mean there’s ZERO room to work together.

Depending on the situation, a seller may still consider a credit, price adjustment, or another solution that makes sense for both sides.

So if you see “As Is” on a listing you love, don’t immediately cross it off your list.

Call your agent. Ask the questions. Find out what “As Is” actually means for that house.

Please don’t spend $20,000 on your house just to get $5,000 of it back when you sell.

You don’t need to redo everything before putting your house on the market.

Sometimes the smaller things make the biggest difference.
Fresh paint, better lighting, cleaning up the yard, and a little extra curb appeal can go a LONG way.

Spend the money where it actually matters and leave the rest for the next owner.

And please, ask your Realtor before you start tearing things apart. 😂

I’ve talked to SO many people who assume buying a home is off the table because they don’t love the number they see on their credit app.

But lenders are looking at the bigger picture - your income, employment, debt-to-income ratio, credit history, and the loan programs you may qualify for.

Don’t count yourself out before you’ve even had the conversation.

Congratulations and welcome home (FINALLY!) to Maia and Kyle!! 🥂🏡

These two are the kind of people you just root for. Excited to do the work, willing to build the dream, and truly so wonderful to work with.

And because no good closing story is complete without a curveball... we found out the DAY BEFORE closing that probate hadn’t even been started. 😅

It took patience, teamwork, clear communication, and a whole lot of problem solving - but we got there!

Now, within a month of their WEDDING, they’re officially home in the sweetest neighborhood - 20 minutes from family and right down the street from some of their best friends. ❤️

Congratulations, Maia & Kyle! Cheers to your new home, your marriage, and this next chapter together. I can’t wait to see what you create here! 🥂🏡

Why are taxes higher in one town than the town right next door? 

It comes down to what it costs to run that town - and how many taxpayers are helping cover those costs.

More municipal services, more roads and infrastructure to maintain, and a smaller tax base can mean each property owner has to carry a bigger piece of the bill.

That’s why two neighboring towns can have VERY different property taxes - even on similarly priced homes.

When you’re buying, the town you choose matters to your monthly payment!

As a Realtor, there are some things I legally can’t tell you - and it’s not because I’m avoiding the question.
Fair Housing laws mean I can’t give my personal opinion on things like:

-“This is a great neighborhood because there are a lot of families.”
-“The schools here are great.”
-“This is a great area to buy because values appreciate quickly.”
-Or whether I personally think a neighborhood is “good” or “bad.”

My job isn’t to shape your perspective. It’s to give you the information you need to make your own decision.
What can I tell you?

I can point out nearby restaurants, parks, soccer fields and amenities. I can answer questions about the home, its features, location and property details. And I can help you determine whether a house checks the boxes you’ve told me matter to you.

At the end of the day, it’s not about where Ithink you should live - it’s about helping you find the right fit for you.
