The headlines are buzzing this morning. A new Realtor. com report shows that 𝗻𝗮𝘁𝗶𝗼𝗻𝗮𝗹 𝗵𝗼𝗺𝗲 𝗹𝗶𝘀𝘁𝗶𝗻𝗴 𝗽𝗿𝗶𝗰𝗲𝘀 just took their sharpest annual drop in 9 years, 𝗽𝗹𝘂𝗻𝗴𝗶𝗻𝗴 𝟮.𝟰% 𝘆𝗲𝗮𝗿-𝗼𝘃𝗲𝗿-𝘆𝗲𝗮𝗿 this past May.

𝗦𝗲𝗹𝗹𝗲𝗿𝘀 across the country are facing a reality check, 𝗽𝗿𝗶𝗰𝗶𝗻𝗴 𝗵𝗼𝗺𝗲𝘀 𝗺𝗼𝗿𝗲 𝗿𝗲𝗮𝗹𝗶𝘀𝘁𝗶𝗰𝗮𝗹𝗹𝘆 from the start rather than "shooting for the stars."

But the big question for us is: 𝗜𝘀 𝗖𝗼𝗻𝗻𝗲𝗰𝘁𝗶𝗰𝘂𝘁 𝗱𝗮𝘁𝗮 𝗳𝗼𝗿 𝗠𝗮𝘆 𝗱𝗶𝗳𝗳𝗲𝗿𝗲𝗻𝘁?

Historically, our local markets in CT have operated under entirely different dynamics compared to places like Austin or Los Angeles (which saw massive corrections). The Realtor. com chief economist specifically pointed out that the Northeast and Midwest are still highly inventory-depleted regions. While the national market is showing signs of a buyer-friendly shift, our local inventory remains tight, keeping competition steady.

To maintain their lifestyle, ultra-high-net-worth families require a deeply entrenched, hyper-local infrastructure of world-class concierge medicine and an elite, highly specialized service machine of estate, legal, and security professionals that newer luxury markets simply cannot instantly replicate - or could they?

👉 ❓ But this raises a massive structural question: If corporate giants like Citadel move their headquarters to Miami, can NYC maintain this massive UHNW service ecosystem without the corporate concentration and the broader economy of scale that built it?

The East Village—one of the last places in Manhattan to find "old New York grit"—just commanded prices more in line with the West Village.
