Today, the Federal Reserve officially raised its benchmark rate by 25 bps. While the Fed doesn’t set mortgage rates directly, this move immediately impacts overall borrowing costs and buyer purchasing power as we move through the Fall market.

𝗪𝗵𝗮𝘁 𝗱𝗼𝗲𝘀 𝗮 𝟬.𝟮𝟱% 𝗯𝘂𝗺𝗽 𝗺𝗲𝗮𝗻 𝗶𝗻 𝗽𝗿𝗮𝗰𝘁𝗶𝗰𝗲?

💠𝗥𝗲𝗱𝘂𝗰𝗲𝗱 𝗣𝘂𝗿𝗰𝗵𝗮𝘀𝗶𝗻𝗴 𝗣𝗼𝘄𝗲𝗿: For every 0.25% increase in mortgage rates, a buyer's purchasing power drops by roughly 2.5%.

💠𝗧𝗶𝗴𝗵𝘁𝗲𝗿 𝗕𝘂𝗱𝗴𝗲𝘁𝘀: On a $400,000 home search, that shift can trim a buyer’s maximum offer budget by around $10,000 to maintain the same monthly payment.

💠𝗜𝗻𝗰𝗿𝗲𝗮𝘀𝗲𝗱 𝗣𝗿𝗶𝗰𝗲 𝗦𝗲𝗻𝘀𝗶𝘁𝗶𝘃𝗶𝘁𝘆: Fall buyers are typically highly focused and budget-conscious. Rising costs make them far more sensitive to overpricing.

Great turnout at our latest GHAR event! Leading a constructive dialogue directly with state legislators was a fantastic high note to wrap up my final event as Chair of the Government Affairs Committee for this year.

We tackled the real issues hitting Connecticut’s housing market head-on—focusing on practical solutions for affordable housing, expanding homeownership opportunities, and easing the pressure on both renters and property owners across our state.

I honestly wish more REALTORS® would step up and participate in these discussions. Advocacy isn't just about general market updates; it's about actively influencing the decision-makers who shape local housing policy, affordability, and property rights.

As I step out of the Committee Chair role and join the GHAR Board of Directors, I look forward to bringing this exact focus on actionable housing solutions to the board level!
