A contingency is a condition that must be met before a real estate transaction can move forward.

Before you sign the papers and get the keys, you have one last job. The final walkthrough isn't just a victory lap—it’s your final defense. Since Iowa homes face unique weather and environmental quirks, here are some things to check:

🔨 Agreed-Upon Repairs: Bring your inspection amendment and verify every fix was actually completed.
💨 Radon Mitigation System: Check the U-tube gauge on the basement pipe. The liquid columns must be uneven—if they're level, the fan isn’t working.
💦 Sump Pump & Basement: Pour a gallon of water in the crock to ensure the pump kicks on. Scan the walls for fresh moisture or musty smells.
🔥 HVAC Climate Test: Crank the heat and the AC. Make sure the air is actively blowing, and there are no strange grinding noises.
🌧️ Downspouts & Exterior: Ensure downspout extensions are attached and directing water 4–6 feet away from the foundation.
🍏 Appliance Verification: Double-check that the appliances left behind are the exact models specified in your contract (no last-minute seller swaps!).
🚰 Plumbing Leak Test: Run every sink and look underneath with a flashlight for drips. Flush all toilets to ensure they don't constantly run.

There is just nothing quite like a Midwest summer kick-off. 🇺🇸✨

Now, I won't actually be making it down to the lake myself this year. But looking at this view reminds me of what this weekend is all about: good food, great company, and gratitude.
We owe a debt of gratitude to the brave men and women who made the ultimate sacrifice for our country so we can enjoy weekends like this.

Read an interesting article recently that poked a few holes in the 'No Mow May' trend. Turns out, letting the dandelions take over isn't quite the help to pollinators people think it is.
A better bet? Plant some native trees and wildflowers. Your local garden center can steer you in the right direction. We have some great ones in and around the metro.

And come June 1st, your lawnmower blades will thank you.
