Well, this one was hard. And I don't mean the transaction. Home was on the market less than 30 days, but it was hard because the seller lost his wife just before listing the home.🥹

It was now his task alone to pack, move, prepare for an estate sale, prepare the home for sale, and grieve all at the same time. He did an amazing job! ⭐Always kind, always getting on whatever task was before him, always being available to meet to sign docs. I am so appreciative of his thoughtfulness and generosity during a very difficult time.

At closing, he was happy with the sale and now able to move onto his next chapter. Best wishes RJ! 🥰

What a pleasure it was to help these two find their next home! 🏠✔️
Their son referred my services as I have helped he and his family buy and sell many homes over the years!
They were ready to say goodbye to the home they lived in for over 54 years and say hello to no-maintenance living!
We found the perfect townhome for them backing to a gorgeous greenspace area full of trees, birds and flowers! 🐦🌲🌻🪻
I hope to join them soon for a cup of coffee and enjoy the view!🥰

More homes were available in July—but the homes that sold actually sold faster.

That's what caught my attention when I reviewed this month's Des Moines metro housing data.

More inventory gives buyers additional choices, but that doesn't necessarily mean the entire market is slowing down. In July, median days on market actually dropped from 58 days to 49.

It's a good reminder that one number rarely tells the whole story. Looking at inventory, buyer activity, prices and days on market together gives us a much better understanding of what's actually happening.

I am honored that this wonder woman invited me along for her journey! 🤩💪🏻 First mission: sell her home. Second: help her find a home. And not only any home...no....this home had to have room for glorious gardens packed with flowers and vegetables, a sanctuary for birds and wildlife to roam and be safe, and a place where humans feel welcome to pull up a chair and stay awhile. First mission: Complete. Second: Complete. 😁

Why aren't home prices falling even though there are more homes for sale?

That's one of the questions I've been hearing most often lately.

After reviewing June's market data, one thing became very clear: inventory is only one piece of the story. Buyers are still active, and that's helping keep prices strong.

In this month's Market Perspective, I share what stood out to me and why looking at all of the numbers together paints a much clearer picture of what's happening across the Des Moines metro.
