For anyone hearing chatter about mortgage programs getting cut... here’s the deal (and why the sky is not falling).

The FHFA (the folks who oversee Fannie Mae & Freddie Mac) is phasing out some Special Purpose Credit Programs like BorrowSmart and HomeReady First. These were designed to help underserved borrowers with things like down payment or closing cost assistance. BUT before anyone panics... let’s talk perspective:

📊 These programs weren’t widely used. Many lenders didn’t adopt them due to extra red tape, and most borrowers ended up using more flexible, better-known programs instead. For example:

-BorrowSmart had great intentions but only saw limited traction.

-HomeReady First was niche and didn’t outperform the standard HomeReady product in most cases.

🚪So yeah... these are going away, but... The door to affordable homeownership is still wide open. Here are some strong options that are still alive and well:

-HomeOne - great for first-time buyers, only 3% down

-HomePossible - for low-to-moderate income buyers with flexible guidelines

-HomeReady - the standard version is still active

-USDA Rural Housing - 0% down in eligible rural areas

-FHA Loans - 3.5% down and more lenient on credit

-VA Loans - 0% down for eligible Veterans

-Down Payment Assistance - multiple programs are readily available

👉 Bottom line: This isn’t some huge rollback or sign of doom. It’s a little course correction on programs that didn’t catch on.
